There are a variety of signs that indicate roof leaks; most of them are related to moisture. Despite being the most common roof problem, damage stemming from roof leaks isn’t easily found. Exterior and interior signs of moisture damage, like holes, black stains and watermarks, are easy enough to identify. But underlying damage, like mold and wood rot, is subtler and more hard to find.
Granule Erosion on Asphalt Roofs
Asphalt shingles, a popular choice among homeowners, depend on granules to shield them from UV rays. It’s only natural for a few to be dislodged now and then; manufacturers have already taken that into account. If, however, bald patches start to appear, it means too many granules have been dislodged.
Usually, bald spots stemming from rapid granule erosion are caused by age. These bald spots are more susceptible to UV rays and crack easily, which means they’re bound to turn into roof leaks. It would be better if a roofing contractor replaces the shingles before this happens.
Missing Kick-Out Flashing
Another problem that aging homes face is a lack of features, specifically missing kick-out flashing. Kick-out flashing prevents rain run-off from damaging and penetrating the point where the roof edge meets the sidewall.
Clogged gutters are a common problem, but they can have costly consequences for your roof. Left unattended, rainwater may spill onto your roof and siding and damage them. Gutter leaks are a common issue as well. To make sure your gutters are working properly, have a gutter contractor inspect them.
Keep in mind, however, that self-inspections are no substitute for roof inspections done by a qualified contractor. It takes a trained eye to pinpoint all the warning signs.
